City Council Preview - What's on the Agenda for the May 9 Meeting?


After last week's highly contentious meeting, it should be a relief to have something a bit more laid back like planning matters. Five major points are on the agenda Monday in what should be a relatively smooth discussion. 

46, 47 and 87 Hyland Road Proposed Draft Plan of Subdivision and Zoning By-law Amendment - Dunnink Homes Ltd. is submitting their plan to develop 19 single detached homes on empty properties on the north and south side of Hyland Rd. A total of 10 homes along a new cul-de-sac will be built north and the remaining nine homes will be built on a similar cul-de-sac on the south side. The total land involved is 1.48 hectares.
671 Victoria Road North Proposed Zoning By-law Amendment - It's currently a vacant lot along Victoria Road north of Woodlawn, but Astrid J. Clos Planning Consultants on behalf of 1830334 Ontario Inc. are thinking big. They want to build a "mixed use development" with commercial space and 124 apartment units in two six-storey buildings and another one-storey building on the site. The proposed commercial space seems likely to be a pharmacy, and the plan also includes 147 surface parking space on the site.
41 Woodlawn Road West Proposed Zoning By-law Amendment - Also known as Meineke Car Care Centre and OK Tire Auto Service, 41 Woodlawn Rd is looking to be rezoned from a “Specialized Service Commercial” (SC.1-31) to a “Specialized Community Shopping Centre” (CC-?) designation. Apparently, the Meineke and OK Tire should not be on the site as its presently classified as SC.1-31, which doesn't allow for car-related businesses.
492 Michener Road Proposed Zoning By-law Amendment - Good ole Guelph Place Banquet Hall. Following up on a planning meeting earlier this year, the planning staff are suggesting that council move forward with rezoning the site from “Specialized Highway Service Commercial” (SC.2-1) Zone to “Highway Service Commercial” (SC.2), which will allow for more options in redeveloping the land.
Proposed Demolition of 10 Mayfield Avenue - One single-detached dwelling is going to be torn down and replaced with another single-detached dwelling. This, like the previous two items, are on the consent agenda (meaning they likely won't be debated).
